You can certainly donate once you have made a deposit, either in moneretos or you could buy CKG or CKS or some other items if you are so inclined.
There is still some prime land in 1-SE suitable for a beginner house, in fact Cryptonic just bought a lot at 1-SE-V5 with a 53 sqm residence for 100m. Land is always appreciating in the Old Town
