As much as Armenian Real Estate will appreciate in value sooner or later, as per the pictures the place seems like no good investment.
Roof and general looks don't look ideal.

The picture of the house to be sold that was shown is not really the ideal one because i think its not totally furnished yet.
It is usual in region to sell the empty house, that why 20BTC is current price. for 10BTC extra one can complete a furniture you like.
