All your list of requirements for long term and short term investment of altcoins are valid to the best of my knowledge. Before, I used to pay more  attention on the exchange it is listed on first, before every other thing or requirements but later on I changed that mindset because, even top exchanges do delist coins, so what's then is the essence of paying attention to exchanges first above every other thing.
Therefore, in your list, of which I agree to, the team should be paid more attention to, because the success and failure of the project depends on them, there are even projects with good ideas that are dead now; that is to show the Importance of the team and their years of experience. Also, I think point 3 should come before point 2, because most projects irrespective of the blockchain also performs well. And lastly, exchanges it is listed on, should be taken into consideration as well.
