In my opinion, the main factor is community. The team must make a strong project with a good concept. For example, one NFT project "reptile chronicles" has so deep and unique lore. They are making really good content for their community. I read their novels and I was impressed. The project reminds me of a vibe of The Skyrim and Lord of the Rings.

In addition to a strong community, one thing that many projects miss is that the token or chain needs to have a real world business usecase. HBAR for example is for enterprise use and CNDL is built to host metaverses. Dog coins are not designed to be or do anything and solve no real world problems and have no business usecases.
