Real Estate indeed requires more proficiency compared to crypto. When you invest crypto, you have 1 or 2 choices if you want to on the safe side anyway. (it is either btc or eth). When you invest in Real Estate, there are many stuff you need to be aware of. Which area the property is in, who owns it, how are the neighbors, are there any legal problems with the property, how is the physical condition etc etc There are many questions you need to ask.

And then the tenants are a pain in the butt to deal with too. If you want a peace of mind, invest in crypto. It is invest and forget. Anybody can do that. Real Estate... it is damn troublesome.
Understandably, in terms of ease, difficulty and benefits gained, investing in crypto will be more comfortable for investors. The capital needed is not too large, and risk management is entirely under our own control, not related to third parties who bear the financing.
Well, if we talk about the good side of one, it also has the bad sides, and the same goes for the other, so we should just go for the one we know is good for us based on the money at hand, our literacy towards it and the investment plan we have (time span and others). If you have a small capital that can't even buy a small land, why not invest it in crypto? But you have to ensure a good experience also, it's not all crypto investments that are profitable.

For me, if I have enough capital, I will invest between 65-70% in real physical assets and 30-35% in cryptocurrency.

No business/investment will not involve another party, perhaps you wanted to say that the market is readily available for cryptocurrency, which is true.
