Somehow I'm not convinced Chelsea will lose today and I think the worst result is a draw, don't forget Chelsea still has the ambition to secure 5th position (UCL zone) until the end of the season so 1 loss will mess up their plans. On the other hand I don't see any reason why the away team should win because losing in this match has no effect at all, if the away team wins today i think it's just luck. Another fact about Chelsea is that they can be relied on when playing at home even they beat Liverpool on May 4 well this is probably the reason why Sportsbook favors Chelsea today.
I have an assumption like this:If chelsea lose today, the team will be in 6th place. Tomorrow Nottingham play West Ham and either draw or West Ham win. So Nottingham's position remains in 7th place. And after that in the final match of the season, Chelsea will beat Nottingham to get 3 points to stay in 6th place. If Man City has bad luck against Bournemouth, Chelsea still has a chance to be in 5th place.
It may sound absurd. But I just believe Chelsea will only finish in 6th place just below Man City.
