Each time I tried to pay a service in real life directly with btc it has been crazy overpriced like +30%
I definitely give up and doesn't need even to mention anymore. unless you're buying something really expensive (like a yacht...) you can easily change a some satoshi and get cash. I would never pay a rent in btc (and personally I dislike questions about " how did you know btc"?

Nowadays it's full of services that allow this kind of payment... If a seller doesn't accept at a fair value btc this is not my issue...

But if it's just sending bitcoin directly to the merchant like peer to peer. I don't think such mark up will happen otherwise the merchant is just being greedy.
