Can you use a service like Sedo for the sale?

I think it's better to do so.

I have an account with SEDO although not sure how to use it really. But, you are saying this will protect it ?

They want me to use http://dn-tools.domaincertifications.net/certification.htm to verify I own it and no Trademark ( but, i have to pay for it ) which makes me suspect.

I don't think that website is legit:

I guess that's the scam, they bait you with a big sale for a domain and require you to buy that 'certification', you buy the 'certification' and that's it, they got that money.

Yup! plus, they probably steal more information from you upon signing up . I just wrote back to him the site is a scam , made a bigger offer to pay for the domain/told him to pay for the certification + I'm doing the transaction on SEDO if anything lol .... I won't be hearing from them I bet.
