Do we need blockchain?   - without a question yes we do


Elements Estates believes blockchain technology will change the world – the way we live, do business and travel around the world.

By using smart contracts for transactions (buying, renting, etc.), we will improve efficiency in time and lower costs for all participants. With different voting possibilities, selling real estate on tenders, or putting projects on the blockchain we are improving transparency in the world of real estate as we know it.

We are so excited to share our experiences at the Monaco Blockchain Conference with you! So if you want to know about the presentation of our CEO — Ziga Silic, our meeting with some interesting people and the pleasant meeting with the CEO of Eterbase — Robert Auxt, please read this article till the end.

First challenge — Peter Gorinšek could not join us
Like in real life, great opportunities seem to always start with a challenge. Our challenge for the Monaco Blockchain Conference was the cancellation of Peter — our Chairman and Founder — due to illness. We trust he will be fit again soon. Obviously, we missed him! We faced the challenge and prepared accordingly. With big thanks to the team that showed flexibility to get this thing done in the best way possible!

Let’s get started
So no easy path towards this event. After some traveling hours, our CEO, Ziga arrived in Monaco — World’s Wealth Capital. In his hotel, he did some last preparation supported by his team. Soon after, the conference started with an informal kick-off with food and drinks. Here it all started, although not all participants were present yet.

P-Day
Normally one would call an important day that somebody’s been living up to “D-Day”. We created our own term “P-Day”, which stands for Presentation Day. Despite the bumps we faced, the preparation towards this moment showed its use! Ziga nailed it on stage. His presentation about Elements Estates, the blockchain solution we offer, the progress so far and the business opportunities regarding the no.1 platform for distressed assets, currently in development, was well received! Ziga’s presentation was granted with many thumbs ups from the audience present, consisting of investors, advisors, entrepreneurs and blockchain enthusiasts.

Ziga meets Ziga and other interesting people
The name ‘Ziga’ is a typical Slovenian name. If you meet someone with the same name it is more often than not someone from the same country as our CEO. Meeting a ‘Ziga’ with African roots is something worth sharing and absolutely a moment to capture on a photo. So here the journey of meeting new, interesting people started. Many projects presented their proposition to the audience. The Monaco Blockchain Conference is a modest and cozy event. The strength lies in the charm of the event. It totally fits with the environment it is organized in. Big compliments here to Alastair Lidel, the organizer.

We can’t share all the people we met. Let’s summarize it by saying ‘Ziga enjoyed life in Monaco with some cool people, hang out with them and the majority of these new friends might be quite wealthy.

We would like to share one story though — a bit anonymous for the sake of keeping the opportunity that could come out of it. The majority of the meetups took place outside of the conference. Ziga walked out of the conference and sat down on a bench to enjoy the view recapping his experiences so far. An older man sat next to Ziga. They started a good and long discussion. This man from Switzerland is experienced in the real estate business as well. Being part of some tokenization/digitalization of assets projects within the Switzerland / Liechtenstein area, this might be of good interest for the Elements Estates project. So even in moments of relaxing and enjoying, Ziga did a great job in (re)presenting Elements Estates!

A quick chat with Eterbase’s CEO, Robert Auxt
Proposed by the team Ziga found a way to have a quick chat with one of the other interesting projects presenting at the Monaco Blockchain Conference — Eterbase. With their CEO, Robert Auxt, Ziga discussed the subtitle of Eterbase, “Eterbase is Europe’s Premier Digital Asset Exchange, offering fast and secure trading”. The newly developed platform, with go-live scheduled June 17th, might be a great possibility in the (near) future for listing $ELES. The quick chat is a first starting point. To be continued….

Back home — reflecting on the event shows an outlook to the future
The event is over as well as our summary. Much has been said, much has been done. We found out once again, that our team is a team of professionals that take responsibility, cooperates like a machine and consistently working towards the success of Elements Estates. Our blockchain solution is one that got many thumbs-ups in the conference. New relations have been built. In our opinion, we cannot give a better outlook on the future:

The Problem of Diversification in the Real Estate Sector

Owning residential buildings for rental remains the most popular option for most people looking to invest in real estate, after all, food, clothing, and shelter are the basic necessities of life. Also, owning what could be turned into a second home with minimal effort or sold when the equity of the house appreciates sounds like the best of both worlds.

Not really.

When it comes to real estate investment options, rentals pales in comparison to the exciting prospects in Commercial Real Estates (CRE) for investors looking to diversify and balance their portfolio.

CRE offers individuals a direct path to passive Investment and high-income potentials across several industries with lower risk. Passive investment gives contributors a hands-off approach to investment, enabling them to literally “invest and forget about it” — no need for making daily decisions about the investment itself. This option is most appealing especially to less savvy investors, who are not required to be knowledgeable about the asset class they are investing from fund managers. Contrary to popular assumption, rentals are fraught with occupancy risk, more difficult to manage, and higher capital cost per occupant. Owning a single rental means the investor is betting all or nothing on the market while fending management costs and an unsustainable cash flow. But what if you can diversify your risks across a slew of industries and sectors, asset types, geographical locations, and business plans? Unlike residential, commercial real estate is based on acquiring properties for businesses to operate out of. Berlin-based tech startup Brickblock announced on Thursday it has successfully tokenized and sold approximately €2 million worth of real estate in Europe.
Brickblock uses its in-house developed Automated Clearing Registry consisting of 15 Ethereum smart contracts — audited by Consensys Diligence last September —  to register real estate shares as digital ERC-20 tokens on the blockchain. These tokens represent a share of ownership, entitling the holder to a share of rent, interest, and other benefits the underlying asset might provide.

The sale, which is the first of its kind in the European Union, was available only to eligible investors, and carried a residential property in Wiesbaden, Germany, worth roughly €2 million.

Elements Estates Rent/Purchase Case Scenario #1

Meet Judy, Judy is a businesswoman from London, England. During the Elements Estates pre-sale Judy has bought and acquired 300.000 ELES tokens to buy an apartment for her holidays. She also plans to rent it to other people during her absence, to generate a passive income. She did this mostly because she is already planning to find an apartment in Greece or Cyprus for a purchase. Judy plans to enjoy the apartment herself for 2 months over the year and to put it for a rent for the remaining 10 months.


The ELES Tokens, together with the ELES Platform, give Judy the opportunity to vote on her favorite property in her chosen countries, Greece and Cyprus. She decides to go with Greece. She clicks on her desired country in the Elements Estates Pipeline section. She sees an eight-apartment Villa near the sea that can be voted on and acquired by the Elements Estates Fund, and can be voted on. The project is in its final stage and needs final refurbishments of the building.

In case the project gets the most votes of the community, the Elements Estates team acquires the real estate and starts renovation with the local SPV. When the building is finished and ready for sale, Elements Estates team represents the real estate in local real estate listings and also puts the real estate for sale on the ELES platform. All the platform users are informed about the listed real estate and can start changing their ELES tokens for ownership over the apartments, while the Fund, together with external partners, manages the maintenance of the building. And Judy does exactly that.

Judy likes the smaller apartment that is at that moment priced at 250.000 ELES tokens on ELES platform. She decides to change the tokens for the ownership of this apartment and simply starts the purchase procedure over the ELES platform. Through smart-contract Judy secures the apartment with down-payment of ELES tokens. As the Greece at the moment still does not have fully digitalized land registries and local legislation that would enable the fully digitalized ownership transfer, the last step — the contract signature that confirms the new owner — has to be done physically. She decides to do this after she will travel to Greece the next time.

What kind of ratio will you be buying (real estates) more of the new real estates that don't need work to sell on or more of cheap older real estates that you will "flip" over and than sell ?

Token allocation: For what is reserve fund (5%) ?

Reserve fund is actually presented by 10% of the all the token allocation. As it is hard to really predict the crypto and blockchain industry as such, we have established here a reserve for future activities. Tokens from reserve fund can be used for any of the other business operations if and when it is needed whether to improve visibility of our brand and ELES, support exchanges, of course all the other distributions among the allocation, but focus on building the business as such.

Region overview
Primary target of our investments is South-East Europe (SEE). It is a region with huge investment potential. After the global financial crisis, the region has averaged annual gross domestic product (GDP) growth of 2.3 percent meaning its growth was stronger than the annual

average for the European Union (EU) at 1.2 percent (source: data.worldbank.org).
Last-year’s Q3 growth reached record levels at 8.2 percent and gradually moderated in Q4 of
2017 to 4.7 percent which is still well above average of EU. Regional GDP growth for 2017 is
estimated at 5.5 percent, which is the best performance of SEE region in eleven years.

These trends will continue in the forthcoming years. With a combined market size of 21 million people, young workforce and competitive costs of production the region has significant
untapped investment attraction potential while majority of countries are either candidates for
accession to the EU (Serbia, Montenegro, Macedonia, Albania) or potential candidates (Bosnia
and Herzegovina, Kosovo).

The SEE region is regarded as the region with the highest mid-term potential from distressed
deals within the EU. Our focus in a first phase is on four countries: Greece, Cyprus, Croatia
and Slovenia, all members of EU.

Banks in those countries are saddled with around 130 billion euros in non-performing loans
which in Greece equal to almost 60 percent of the economy and in Cyprus to around 43
percent. The financial sector in Greece is trying to deleverage by getting rid of as many NPLs
as it can, making it a top policy priority for creditors, including European banks and the IMF.
Greek banks have been accumulating NPLs through their balance sheets while they have
been taking generous provisions against them thus making available a lot of properties at
below-market value.

THE ELES PLATFORM

Platform development
The aim is to develop the ELES platform to a BETA stage with basic (buy, rent and development overview) functionalities already before the start of ICO. Timeframe is presented in
Roadmap below.

The ELES platform will allow ELES holders to vote on which projects are to be adopted by
Elements Estates. This decision-making ability will have an impact on the entire ELES ecosystem and ultimately contribute to the decision if the company will enter into specific, pre-chosen projects. Participants will be able to review summaries on different projects.

The platform will also display listed reports for projects. These reports will be based on all
standard analyses (quantitative/static, and qualitative/dynamic with cash-flow projections)
developed in partnerships with our real estate advisors from CBRE, Colliers and others, and
an algorithm developed by the Elements Estates team that considers the level of risk and
the associated rate of return. As such, the algorithm takes the following parameters into

TOKEN ECONOMICS
& THE ICO
Total supply: 250.000.000
Token symbol: ELES
During the ICO there are two main goals, the soft cap and the hard cap:
Hard cap (max) = 50 million USD
Soft cap (min) = 2,5 million USD
The ICO will be broken down into three main phases.:
O PPP – Private Participation Period – open to those who are related to the project or who
are approached as a private participant.
O Pre-ICO – The pre-ICO will only be open to those who participate in our White List which
