Advancing Perceptions Beyond Crypto-Currencies

Blockchain technology can be a hard concept for the average person to grasp, which can be a major obstacle to any new technology’s widespread adoption. However, the same could once be said for the internet, and although most people still wouldn’t be able to explain how the internet works, they have no problem today trusting the infinite user-friendly apps that allow them to tap into it. Blockchain proponents would envision a similar fate for their own technology.

(You can go here for an excellent primer on cryptocurrency and the underlying blockchain technology that is pertinent to this article.)

For the 10,000-foot view…a blockchain is a decentralized and ‘trustless’ database capable of facilitating direct peer-to-peer transactions without the intermediators that traditional transactions have typically required. Verification is achieved by a consensus of the distributed nodes resident on the chain, each maintaining its own protected ‘copy’ of the database. Cryptocurrencies are but one type of asset transaction that can be managed on a blockchain.  In that instance, the blockchain acts as a digital ledger capable of transferring funds directly between entities (in the form of cryptocurrency native to the particular blockchain), thereby removing banks as the traditional verifier and trusted third party to the transaction.

The Bitcoin blockchain is the figurative patriarch of the blockchain family and likely what comes to mind to most of the general public at the mention of ‘blockchain’.  That’s not necessarily good news for acceptance of the technology given the volatile valuation of bitcoins in the past twelve months.  Bitcoin increased nearly 1,900% from its value at the beginning of 2017 to its all-time high of US$19,783 per bitcoin in December 2017.  It’s since plummeted about 80% from that figure (US$3,964 as of this writing), and November 2018 saw the worst monthly decline for bitcoins in the last seven years.[1]  Every other cryptocurrency has essentially followed suit.  Several have experienced internal strife within their communities, resulting in ‘forks’ – the descriptor for when a blockchain breaks into a different variation of its original.[2]  There have also been several high-profile hacks and thefts, increasing perceived associations with illicit organizations and stoking the fears of potential investors that centralized governments will reign-in the technology with over-regulation.[3]  With these factors taken together, it is no wonder that many are inclined to wait-out blockchain development or write it off altogether as just another fleeting technology fad.

But it is important to understand that a blockchain is not intrinsicly linked to cryptocurrencies; it is merely the underlying technology allowing cryptocurrencies to be exchanged between members.  As mentioned earlier, a blockchain can be designed to support any type of transaction.  While the founders of Bitcoin prioritized the relative simplicity of tracking financial transactions, those blocks that assemble the chain can be packaged with a multitude of other data if so designed. That conceptual variation enables such inventions as ‘smart contracts’, and unalterable registries, for example. Once assembled and collectively verified by a consensus of the network’s nodes, these blocks become an immutable part of the digital record. That is exactly what later varieties of blockchains have set out to do, Ethereum being the pioneering blockchain in that regard.[4]

This has unleased nearly limitless possibilities for uses across many industries where transactions are prominent, real estate obviously being a major candidate. Just as blockchain users are assigned a unique digital ID, any real property has the potential to be assigned an ID that has a permanent and tamper-proof digital history attached to it (Think of it like a Vehicle Identification Number that allows you to look up the accident and service history of a car you are looking to purchase.).  It would be akin to a global title system for real property; something like a record-keeping ‘courthouse’ for the world.

Real property could be tokenized and exchanged on the blockchain, just as any other asset or commodity, allowing for an easy splitting of interests and ownership ‘slices’ of real estate.  Here are a few examples of what this could portend for the industry:

Simplified, reliable and transparent property searches; a reduced reliance on brokers and/or Multiple Listing Services that may present biased or fragmented information.
Underwriting and due diligence processes reduced to a matter of minutes.
Sales and lease agreements entered via smart contracts that are instantaneously recorded.
Automated payments and cashflow management by smart contract between tenants, landlords, contractors and/or service providers.
Advanced property data analytics when combined with Internet of Things (IOT) technologies, improving owner decision-making as well as property transparency and valuations.
Introducing greater options for shared property ownership through asset tokenization, reduced barriers to trans-nation investments, and increased liquidity within the real estate asset class as a whole.

The company behind Elements Estates intends to build a decentralized investment platform, wherein the properties are listed on the service, and represented as offerings for prospective investors. According to the whitepaper, the product is access to a specific market. This actually raises a question about the properties themselves. The whitepaper mentions that different stakeholders are connected via smart contracts on the blockchain, and hence the blockchain establishes trust between the parties involved, but there’s no mention about security tokens representing the individual properties, yet. If such an opportunity does arise at some point, it would definitely be an improvement. Otherwise, the system is sufficient for a decentralized real estate agency to operate, successfully in theory. At the moment, the single point of failure is definitely represented by the fund. The smart contract, specifically.

This kind of settlement has to be airtight to work out, because the properties aren’t represented as tokens themselves. What makes the process unique is that the properties are intended to be auctioned on the blockchain. An auction contract could in fact work out of the box. There’s mentioned deposits, maintenance fees and so on. All separate processes definitely need their own smart contract.

The aim is to develop the ELES platform to a BETA stage with basic (buy, rent and development overview) functionalities already before the start of ICO. Timeframe is presented in Roadmap below. The ELES platform will allow ELES holders to vote on which projects are to be adopted by Elements Estates. This decision-making ability will have an impact on the entire ELES ecosystem and ultimately contribute to the decision if the company will enter into specific, pre-chosen projects. Participants will be able to review summaries on different projects. The platform will also display listed reports for projects. In these situations, a loan or mortgage is no longer profitable to the financial institution seizes control of collateral assets.

The complexity of buying distressed properties from banks means they are largely accessible only to large-scale institutional and wealthy private investors. They plan to disrupt this model by creating a hybrid real estate agency and quasi-AirBnB that sells and rents distressed properties. Unlike Airbnb, however, ELES is not based on the sharing economy concept.

It intends to buy distressed properties via a private corporate fund. The Elements Estates online platform will then sell and rent them out using cryptocurrencies.

In the near future, you can also expect accompanying services, i.e. ability of paying reservations and security deposits for properties, purchasing time-share options for villas or apartments, accessing to travel agent companies with exclusive prices in ELES tokens, using contracted transportation services to locations payable in ELES tokens and purchasing of merchandise or services with ELES tokens for tourist properties among others. To our token holders we will provide a payment card, which will support ERC 20 standard, our ELES tokens and on top of this everybody will receive as well its own IBAN.

Regarding crypto wild west with prices this year and volatility, will Elements Estates run ICO no matter what will happen on market? How much is softcap and hardcap and what, is scenario if softcap would not be reached?
Yes, we are still determined to run the ICO this year. This volatility may even “run water on our mill” as crypto community is more and more in search of projects that can be more resistant to such general volatility.

In accordance with our whitepaper, we set the soft cap at 2.5 million USD and hard cap at 50 million USD. As we have already announced at the beginning, and this was our today’s’ big announcement, we already reached softcap within private period which is still not closed as we are running more discussions with interested parties.

Could someone explain point of Property acquisitions & development in SEE region?
There are two major points of acquiring real estate in SEE region. First one is that there is a lot of non-performing loans (NPLs) sitting in banks in this region. Banks have to get rid of them, clean their portfolios and focus on their core business of lending money. Moreover, this region is very interesting from a touristic point of view and also from business side as it is developing more and more to catch up with the rest of EU.

The other point is that our team has a lot of experience in this region and knows very well how to operate in SEE.

What real estate will you be able to rent let’s say for touristic purposes? Will this be Elements Estates real estate or from outsourced providers? I would think that Elements Estates at the moment does not have any real estate to offer for rent so…?
At the moment, we do not have any properties to offer. However, we are already bidding on some projects and when approved and contract signed, you will be the first to know ☺. Before finishing the crowd sale, or even before starting one, we will have some properties to offer and exchange ELES tokens after crowd sale for an ownership of real estate. Moreover, we have many properties, including hotels or campsites on the table and they already operate. If we can acquire, reorganize and upgrade them, we could offer them for rent through our platform. You can use our token in the future for these touristic purposes, mainly located at the seaside, Adriatic and Mediterranean Seas, which are one of most beautiful in the world.

When real estate on Moon? Will your first real estate project be in Slovenia?
We don’t want to speculate around the (crypto) “Moon thing”. We trust we have a good project with development plan we tend to follow. So, in our opinion, you will be able to witness the gradual growth of the token value over a longer period of time.

Slovenia is one of the countries in the SEE region we will acquire properties in. Only time will tell if our first real estate project will be in Slovenia, it might be as well from Croatia or Greece. As we are in a bidding process currently, we cannot give any more information.

Can you tell us a little more about Peter and yourself? Why blockchain?Well, we both have extensive experience, knowledge and know-how in finance and real estate industry, me personally mostly in the banking industry, restructuring and development of real estate and Peter mostly in financial and distressed assets. Of course we follow other projects from our industry, like Propy, or others, and whole crypto/blockchain community as such. I would say that we differ mainly on how we will spend the raised funds and on the source of the real estate we plan to acquire. In our case, only smaller amount will go for development of the platform, majority goes for acquiring real estate projects behind, so our token will have for underlying assets different real estate, which means an intrinsic value. Because our main objective is also to buy from Financial Institutions NPL/distressed assets, we can come into position and acquire this projects with great discounts, and through restructuring much increasing the value of project as such, and portfolio on the whole.

Platform development
The aim is to develop the ELES platform to a BETA stage with basic (buy, rent and development overview) functionalities already before the start of ICO. Timeframe is presented in
Roadmap below.
The ELES platform will allow ELES holders to vote on which projects are to be adopted by
Elements Estates. This decision-making ability will have an impact on the entire ELES ecosystem and ultimately contribute to the decision if the company will enter into specific, pre-chosen projects. Participants will be able to review summaries on different projects.
The platform will also display listed reports for projects. These reports will be based on all
standard analyses (quantitative/static, and qualitative/dynamic with cash-flow projections)
developed in partnerships with our real estate advisors from CBRE, Colliers and others, and
an algorithm developed by the Elements Estates team that considers the level of risk and
the associated rate of return. As such, the algorithm takes the following parameters into
consideration:
O Class of real estate (residential, commercial).
O Phase of development of real estate.
O Location of the property.
O Market attractiveness of the real estate.
O Required yearly yield.
Utilization of ELES tokens
Ability to buy residential units owned by the Fund.
Our users will be able to spend their tokens in order to purchase a real estate from our
portfolio. Purchases will be transparent and processed over the blockchain by using smart
contracts. Before purchasing certain real estate, there will be a stage of real price discovery
through auctions. Auction will be provably fair and transparent as anyone will be able to participate and monitor the bidding on the Ethereum blockchain.
To pay for the rent of commercial and residential units owned by the Fund.
Token holders will be able to spend their tokens to rent real estates by sending tokens to corresponding real estate contract. The contract will be updated accordingly and the whole rent

fees for i.e. commercial real estate over the platform.
