A pesar de ser el tipo de activos más valiosos del mundo , la tecnología que subyace debajo del Mercado inmobiliario ha permanecido sin alteraciones durante décadas. El tipo de activos más valiosos del mundo

En 2016, el equipo del Savills World Research calculó el valor de todo el mercado inmobiliario mundial en 217 billones de USD.  En 2017, su investigación mostró que el mercado global sufrió una inflación del 5%, llegando hasta un valor de mercado de 228 billones de USD .

Pongamos esto en contexto, los activos inmobiliarios son el tipo de activo más valioso del mundo. Más valioso que el mercado mundial de acciones y bonos combinados, así como todo el oro extraído a lo largo de toda la historia.

Yolande Barnes, líder del Savills World Research, dijo, “el mercado inmobiliario es el tipo de activos top, es el que más será impactado por las condiciones monetarias globales y que, a su vez, tiene el poder de impactar en las economías nacionales e internacionales”.

En otras palabras, el mercado inmobiliario tiene el poder de afectar a la economía de todo el planeta.

Dada la enormidad de este sector y su potencial impacto en –literalmente- la situación financiera de todo el planeta, es muy curioso que no haya habido más innovación disruptiva que una pequeña ola de startups y avances tecnológicos que han emergido en los últimos años. De hecho, la tecnología para el sector inmobiliario no ha sufrido ningún avance en décadas, a excepción de las plataformas de alquiler.

Barreras de entrada

Además de su gran tamaño, pocas clases de activos pueden ofrecer ingresos pasivos y revalorizaciones comparables al sector inmobiliario, pero irónicamente algunas estas sujetas a las mismas barreras de entrada. Estas barreras pueden incluir acceso a una cuenta bancaria, calificaciones crediticias, financieras, pago de una entrada y dependencia de los profesionales de la industria. Esto es especialmente aplicable a las inversiones “transnacionales”, en las que cualquiera que quiera invertir en otro país se ve obligado, en el mejor de los casos, a realizar varios viajes y confiar en un intermediario, además de necesitar conocer la cultura, leyes e idioma del país objeto de la inversión.

Falta de transparencia

La falta de transparencia en el mercado inmobiliario se refleja en el hecho de que, según las Naciones Unidas, el lavado de dinero puede alcanzar los 2 billones de USD anuales, y una parte importante de esa cantidad se haría a través de transacciones inmobiliarias.

A pequeña escala, muchos propietarios de viviendas han experimentados inconvenientes, como las propiedades con daños ocultos, deudas desconocidas, vecinos problemáticos y todo un amplio abanico de problemas que pueden ser ocultados (por un tiempo, al menos). Los registros de la propiedad operan de forma específica en una región o país, dificultando tener la certeza de la información sobre una determinada propiedad. Por ejemplo, en la mayoría de los estados de USA, se opera bajo un sistema de registros que no está controlado por funcionarios públicos, por lo que no existe la certeza sobre quién es el propietario o cuándo una transacción es válida.

Esta falta de transparencia puede hacer que cada elemento de la inversión inmobiliaria sea difícil, arriesgado y consuma mucho tiempo.

Costes e impuestos

La inversión inmobiliaria internacional está sujeta a múltiples tasas muy variables, tales como: tasa de intercambio, de transferencia, comisiones de intermediarios, tasas legales, impuestos, etc… Y esto sin tener en cuenta los costes de asesores, contables y abogados que tenemos que consultar para hacerlo bien.

Debido a este gran número de intermediarios, la inversión inmobiliaria internacional estará sujeta a un gran número de costos añadidos.

Liquidez y velocidad

Uno de los problemas más significativos con la inversión inmobiliaria es la falta de liquidez. Cuando los inversores inmobiliarios intentan monetizar su inversión… vender una propiedad inmobiliaria puede llevar meses o años y durante ese tiempo el dinero estará “bloqueado”. Incluso los fondos de inversión tienen, a menudo, un período de latencia, que signfica que que vas a tener un período de tiempo (que puede ser de años) en el que el dinero estará bloqueado.

De igual manera, comprar y vender una propiedad puede ser extremadamente lento. De acuerdo con un estudio sobre movilidad en China , el 56% de los inversores chinos emplea más de un año en seleccionar una inversión inmobiliaria en USA. En general, emplean unos 6 meses en encontrar la propiedad, y otros 6 meses en completar la transacción.

Distributed Ledger Technology (DLT, Tecnología de Libro de contabilidad distribuido), más comúnmente conocido como blockchain, se ha convertido en la mayor fuerza disruptiva del mundo financiero, y está empezando a expandirse por todas las áreas del sector financiero. Una de las industrias en las que DLT podría tener un gran impacto es precisamente en el sector inmobiliario, y específicamente en el de la inversión inmobiliaria. La tecnología blockchain puede mejorar, si no superar totalmente, todas las barreras del (hasta ahora) oscuro mercado inmobiliario. Haciéndolo más transparente, accesible y eficiente.

Liquidez y velocidad

Históricamente, una persona o empresa que posee una propiedad y quiere liquidarla, tiene que: listar la propiedad con un agente, acceder al mercado, esperar por un comprador con suficiente dinero para comprar el total de la propiedad, desarrollar el proceso de venta, negociación de precios, papeleos, etc.

Con los activos tokenizados, una persona o empresa poseerá una fracción de la inversión inmobiliaria, a modo de acción de una empresa, que estará representada por un token digital. Generalmente, podrán ser pequeñas unidades de 1.000 € y toda la información relacionada con el activo estarán disponibles en la blockchain. El proceso de venta no requiere más que poner el activo a la venta en el mercado digital y es un acto que no requiere más que unos pocos segundos.

Max Property Group (MPG) está formado por profesionales del sector inmobiliario con décadas de experiencia acumulada por todos ellos. Disrupting The Worlds Biggest Investment Market

Despite being the most valuable asset class in the World , the technology underlying the real estate investment market has remained largely unchanged for decades. Max Property Group, a real estate investment company in the Netherlands, having suffered antiquated practices and outdated technology first hand, has developed a platform with the potential to rock a US $228 trillion market.

The World’s Most Valuable Asset Class

In 2016, the Savills World Research team calculated the value of all global property at US $217 trillion total.  In 2017, their research showed that global asset price inflation had grown by 5 percent to US $228 trillion .

To put this in context, real estate is a more valuable asset class than all the stocks, shares and securities in the world combined, as well as all the gold ever mined throughout history.

Yolande Barnes, head of Savills World Research, said, “Real estate is the pre-eminent asset class which will be most impacted by global monetary conditions and investment activity and which, in turn, has the power to most impact national and international economies.”

In other words, the real estate investment market has the power to affect the entire global economy. 

Given the enormity of this asset class and its potential impact on literally the world’s finances, it is peculiar that it has not been more subject to disruption by the wave of startups and technological advancements that have emerged in recent years. In fact, real estate technology, with the possible exception of rental listing platforms, has not advanced significantly in decades.

Entry barriers

In addition to its sheer size, few asset classes deliver passive income and capital appreciation levels comparable to real estate, but similarly few are subject to the same entry barriers.  These barriers can include access to banking, credit scores, finance, cash requirements, and reliance on industry professionals.  This is particularly applicable to cross-border investment, where anyone planning to invest in another country will most likely have to make international trips, go through several middlemen and navigate foreign languages, laws and cultural practices. 

Lack of transparency

The lack of transparency in the real estate market is reflected in the fact that, according to the United Nations, money laundering can reach up to US $2 trillion a year, of which a significant amount is laundered via real estate transactions. 

On a smaller scale, many home owners have experienced issues such as properties with hidden damages, unknown debts, problematic neighbours and a myriad of potential problems that can be obscured.  Title ownership records are often specific to a country or region, making it difficult to ascertain ownership or rights over a property. For example, the majority of U.S. states operate under a land recording system wherein there are no governmental officials to make absolute determination of the property title or whether a title transfer transaction is valid.

This lack of transparency can make almost every element of property investing difficult, risky and time consuming.

Costs and fees

International real estate investments are subject to multiple, varying fees such as: exchange fees, transfer fees, broker fees, legal fees, taxes, etc. not taking into account the cost of consulting lawyers, tax advisors and accountants.

Because of the sheer number of middlemen involved, international real estate investment can be an extremely expensive process.

Liquidity and speed

One of the most significant problems with real estate investing is its lack of liquidity.  When property investors wish to release their cash from their investment, selling a property can take months or even years, often leaving investors with their money tied up.  Even investment funds often have a tie-in period, which means that property investing often means committing cash to a lock-in period of several years. 

Similarly, buying and selling a property can be extremely slow. According to a Chinese travel survey , 56% of Chinese investors spend over a year selecting a US investment property. In general, it can take six months to find a property and a further six months to complete the transaction.

Enter Blockchain

Distributed Ledger Technology (DLT), more commonly known as blockchain, is proving to be a major disruptive force in the financial world, and is beginning to branch out into other areas in the financial sector.  One of the industries that DLT could have a great deal of impact on is real estate, and specifically the real estate investment sector.  Blockchain technology can greatly improve, if not overcome, some of the major hurdles holding the real estate market back, making it more transparent, accessible and efficient. 


Enter Max Property Group

Max Property Group (MPG) is a real estate company based in the Netherlands with operations in Germany and the United Kingdom.  MPG has been managing property funds since 2016 and also engages in property sales, management and rental activities. Having endured the challenges of the property investment sector first hand, MPG decided to streamline the real estate investment process and has subsequently been developing the Max Crowdfund platform since 2017.

Entry barriers

However, the tokenisation of assets has made it possible to split up real estate assets into small parts, thereby reducing investment levels to mere hundreds of dollars.  For example, by placing its own property funds on the Max Crowdfund platform, MPG has succeeded in lowering the minimum investment amount to just €1000, without affecting investment returns, and are currently working on reducing this further, to €100.  This means that anyone who has €100 can become a property investor, joining the super rich in enjoying asset-backed investment with high returns.

This in itself is a game changer for the real estate investment market.  Considering that real estate is the most valuable asset class in the World, currently only accessible to the very wealthy, opening up the market to regular people could become one of the most significant financial events in history. 

Improved transparency

Blockchain technology is resistant to tampering and, once an activity has been recorded, it cannot be removed or altered, resulting in an extraordinary level of transparency.

Every transaction that takes place on the Max Crowdfund platform, whether it is an investment transaction, the signature of a rental contract or a transfer of ownership, is recorded on the blockchain.

The platform also has a property management feature, so that activities such as renovations, repairs, mortgages and rental contracts can also be recorded on the blockchain.  This way, when investors look at a property, they can access important information such as its repair history, its rental history, its previous sales price etc. eliminating the need for agents and lawyers, and reducing the risk of deception.

If blockchain technology was taken further and adopted by authorities, it could theoretically lead to a global land registry where all titles are recorded impartially under one, international system.

Costs and fees

By automating much of the sales process, Max Crowdfund has managed to eliminate many of the fees associated with property investment.  Agent fees are eradicated completely as properties are carefully vetted before inclusion on the platform, and all information relating to them is provided.  Access to land registry documents, mortgage information, company accounts etc. are all made available so that investors can make informed decisions without the use of an intermediary. 

Automation further eliminates fees such as notary fees, legal fees, accountancy fees etc.  Transactions happen electronically on the platform, without the need for paperwork and are “witnessed” by the blockchain without need of an official.  Intermediaries are replaced by technology thereby fees are reduced to relatively tiny amounts. 

Liquidity and speed

Historically, an individual or company would own a property and in order to liquidate it, would have to: list the property with an agent, market the property, wait for a buyer with enough money to buy the entire property, then engage in the sales process which could include structural checks, finance applications, price negotiations etc. 

With tokenised assets, an individual or company owns a share of a property investment product which could be a company share, property bond or brick (a fraction of a physical property) which is represented by a digital token.  Generally, this would be in small units of €1000 and all the information regarding the asset would be available on the blockchain.  The process of selling this asset would therefore require little more than placing it on the platform and trading it electronically, an operation that could take just a few seconds.

I think this sales in Forkdelta is not good because Forkdelta is a token disposal site, but if you make a personal sale or IEO it will be better than forkdelta.

I think that only in theory it will bring a boost.

I say these because many countries are covering their inflation with all kind of schemes just to look good for the new election and keep population calm about crisis. Just like when governments paid for the shit banks did on the last economic crisis.

Having a corrupt system with so many flows, won't make any blockchain adaption better.
Like with any flawed system, changing it will bring pain if not feat as well.
So, before any economy boost happens, it has to get worst before getting better.

For example, if my country would adopt blockchain technology (transparency, security) in any department of the government, that would bring up to light all the flaws in the system. No politician want to bring that to light. So we first need new people in politics, ready to dig up the dirt and start a change. And there would still be chaos. But in time that would turn in a boost in economy. Investors would have more trust to come because of increased transparency, security and stability.

My view about the bitcoin dominance is that is going to continue for a longer time. And talking about price, I see that the price is also going to continue appreciating.. It is going to bull from next year.
I think that as well.

However, I think that many alts will outperform bitcoin in terms of gains.
A lot of altcoins already outperform bitcoin in terms of profit because of so many hype but of course bitcoin is still the top coin. So good to see the market pumping right now especially with ETH, I also see the market to recover this yeae until next year, better to buy more coins.
There is some good growth with altcoins, particularly the top list of altcoins. Ethereum has grown high while there is no big move with bitcoin. Further ripple has grown more than 10% which is quite a big value to the prevailing market. This time we can expect bitcoin to be stable for some time period while altcoins growth continues to equalize with bitcoin.
I don't think any alt will get to similar price as bitcoin soon. With time.. who knows.

For now bitcoin is like the 'gold standard of crypto' when it comes to price.

Bitcoin is the real solution to cashless policy advocacy, thou a risky venture, but with strong fundamental  therefore several institution has secretly acquire BTC in order to take advantage wealth transfer through cryptocurrency.
I agree.

Even if they are 'afraid' of crypto, because they will lose their power from the current financial system, they are going to have at least 2 huge reasons.
Profit out of it.
And if they can't kill it, it is even better to try and control it.

The reason why most are not public about it, I think it's because they want to get as much as they can before mass adaption.

We still use fiat and paper money because the government gives value to that paper. What exactly makes the paper worth?
whereas many other goods have value and are worthed to be used and have a stable value such as gold?

Our own use gives them value. It's the idea behind it. Not just the 'mighty evil - government'.

And to all honesty, I think, if you and me, would sit at the beginning of the new world, I am sure we would look into a way to exchange value.
And even with the best intentions in our mind and heart, we would develop a form of currency.

The problem is not the idea, but how does it enable humans to do harm and good.

Even crypto nowadays has many of its own problems. Even for some criminals it is easier to use crypto.

So, like money, a currency will always have a double edge as long as human beings will have double edge (call it good and bad).
