For me it's both. I'm used to having a hot beverage next to my laptop when starting the day, but I can't replace coffee with anything, so I realised it's also an addiction. Even decaf doesn't cut it. I've tried quitting caffeine to reset my brain's receptors several times now but I relapse after several days. It's something I'm working on.

Both has its pros and cons. House needs much more maintenance. If you travel a lot, it might be easier with the apartment. Lock it and forget about it until you return. With houses it's a lot different, but you generally have more privacy in a house.
