You can invest in less profitable spheres of business, for example, to buy real estate for a long time or under construction, to become an investor in a prospective project with interest distribution  Smiley
I'm not a big fan of real estate anymore.  The market has been over saturated and most of it is overpriced.  We may be seeing another crash in real estate similar to 2008.  It's gotten really bad in San Francisco and Seattle, even people that are working can't afford housing.  Millennials are fighting an uphill battle with the rising housing costs and wages being very stagnant.
If you just focus on hot spots, expensive prices are a sure thing, you should have foresight and wider vision, looking for potential and cheap areas then invest, I believe in the future, you will be surprised with what you have invested. Real estate is never outdated and saturated because the demand for housing is indispensable, people always want and dream of having a home, they will not miss any opportunity to have a home in the future, so you see the real estate prices are rising every year, each piece of land is a treasure, do not despise and ignore
