Why don't you just take out a Bank loan?Or banks do not give credit for these purposes?As far as I understand,the interest rate on the loan would be significantly less than 10% per year,in addition there is no need to conduct ICO and communicate with legal procedures.

There are really business loans which banks can grant and as you said it do mostly have an annual interest of 6-8% (based on my country) which wont really be a big deal and
also i dont see that someone would be interested into this proposal giving or saying out guaranteed profits on whats ahead.
