Advantage and disadvantage for both, advantage for crypto and disadvantage for real estate. This is what most people do, they loan from the bank and use the money as start for downpayment of the real estate that they have chosen and it's up to them if they'll use it as an investment or they'll use it personally. One struggle for real estate is the taxes and several documents that you need to process that takes few weeks up to a month depending on how hardworking you are to process it.
