[UPDATE]: The technical issues relating to my website having been just resolved after I post the above, I will have my website set for the project. Now the issue is regarding the team since at the moment I'm alone in the team I don't want to provide wrong statement to potential investors. I've also update the accordingly (I removed some parts from my initial post).

Without a proper team will make your private sale very difficult as you will surely face many doubts and questions whether the investors money are worthy if they are going to invest to your project. If you are serious with your plan then it will be wise if you will gather your team first while preparing everything to make the launch a successful one.

Aside from team, you need to focus also in marketing because it is very useful whether you can market your project well or not. Once you can gain the trust of the investors then they will surely come to you and invest without any hesitation therefore build everything first and do it seriously if you want your project to become successful as raising funds is not that easy as what you think.

Totally agree with you. One of my main delay was coming from my registrar who locked my domain name (for safety purpose since 2015) and took about two weeks to unlocked after I made my request [something strange : they put the priority of my ticket created about 2 weeks ago on 'private' instead of 'Critical'(proof/screenshot available on request)].
