Grealish is a good player and he is like Joe Cole in England a decade ago. In England, Sancho and Grealish are the most creative players in my opinion but I don't think his talent deserves that expensive price. If Kane won't be in the match, it is a signal that the transfer will be made after all bargain. He does not have good fitness after the Euro, vacation and the drama he made. He does not have training and is not ready for the match.
