As you already said, Harry Kane is 30 years old already and he also only has 1 year worth of contract left at Tottenham. So if the Spurs want to get a transfer fee for him, they should be careful and don't demand to much for him because if no club is buying him now, he will probably leave the club after the next season for free, if Kane wants to leave Tottenham of course.
I also think that a reasonable transfer fee would be around 80 M€. That is already a huge amount of money for a 30 year old player, because the buying club can probably not resell him again in a few years.

Previously, Bayern Munich had made an official offer of around 50 million euros and the offer was immediately rejected by the Spurs owner. I think it's quite normal that Spurs want a higher bid, but not up to 180 million euros because that's too much. The cost of 80 million euros is indeed the most realistic for today's age and I quite agree with what you said that Bayern Munich will not be able to sell Harry Kane at a high price in the next few seasons, because he is very old and it is likely that his career will stop at MLS or even to the saudi league in the end with a transfer fee of under 30 million euros.
