I have over 500 videos on the topic, and have started this path in 2017. My copyright IP fee is $1000 per hexagon, and a city of 100,000 people is about 7500 hexagons on as little as 320 acres. Oh...and since it is modular, you can start construction with 1, 5, or 10 hexagons to measure demand, then expand the city from there without disrupting or dismantling existing structures.
