For the heat, it's simple, something on the roof to get out the heat and hole at the bottom to get fresh air from outside. You can add AC to reduce temp of your room during summer. It's important to respect ventilation rules.

The thing is thet during summer there might be 35-40 degrees in my country. Do you think that just a good ventilation and a good circuit of the air will help?

Same temp for me during summer, it's why you need very good air circulating across your rigs. An AC will be needed if you don't have a big area. Personally, I begin to mine in July in a garage and the cards was running very hot, get out heat is very important specially during summer. You have to think about how you can benefit of your AC, big farms just have good ventilation, what is you environment ?

I have 250 square meters. It is a house in a suburb of a city.

You'll need an AC, I don't think an industrial one will be needed but a good one for sure. You'll need to make exhaust and intake, intake at the bottom and exhaust at the top. You can calculate the cubic feet of your area to be able to choose appropriate BTU for AC, CFM for exhaust and square feet for intake.
